Property Condition Assessments (PCAs)

A professional with building inspection and/or construction experience will do a walkthrough of the property identifying a listing of immediate repairs that are needed, systems that are past their useful life, and status of existing systems such as HVAC, elevators, plumbing, etc.

Following a PCA, these services are also available:

• Schedule of dilapidation and remedial work | A final schedule of dilapidations will identify items of disrepair to be made good by the tenant to protect the asset value to the landlord at the expiration of the lease.  Where the tenant has not complied with his repairing
  obligations, the schedule can often form the basis of a financial claim by the landlord.

• Schedule of condition and completion | A schedule designed to document the physical condition of a property before and after the holding period, and any cost associated in rectifying any
  noted violation or damages as documented in the contract/lease. This is essential an cost estimate to put premises back to its original condition at the start of the contract or lease.

• ADA retrofit requirement and cost estimate | This service is designed to determine the requirement to comply with ADA and Local Fire & Safety requirements and determine the estimated cost of such compliance.

Due Diligence Services

We provide a variety of due diligence services customized to client requirements, delivering intelligent analyses and insights essential to making informed real estate decision, as our experience Appraiser will collect all necessary property financial and physical such as the income and expense history, real property tax records, and information that we use to produce comparative analysis of the subject property with other comparable properties in the marketplace in terms tax burden, vacancy, collection loss, rent/income, operating expenses, return on investment, etc.
